Durham County Council were funded from Central Government to deliver the “One Point” project by 2011. This was a combined NHS and Educational venture to provide essential Services and Administration hubs, out around the County, close to the Community requiring the Services.

Six different Sites were chosen around the County for development.  These included Leisure Centres in Peterlee and Chester le Street, Youth Centres in Newton Aycliffe and Seaham, a Nursery in Consett and a School in Ferryhill.  

An outline brief was drawn up which DCC posted as a mini competition via the Government Procurement Service Framework. Extraspace were awarded the contract to Design and Build the 6 buildings at different locations and the Contract would include the Coordination and undertaking of all Groundworks and Landscaping.

The Buildings would provide vital one to one Teaching, Counselling Services and Healthcare Screening and also act as Advice Centres to the wider family unit.  As the Buildings were to be permanent facilities the external finish had to giveconsideration to the existing surroundings on site.  The Design package also had to undertake Investigations on sites regarding ground conditions and produce Civil Engineering designs to install suitable substructures.

The Buildings were designed to suit individual Site and Client requirements in terms of size and shape.

On the Site at Chester Le Street, which was a two storey facility, the building was used as a Youth Centre and, in addition, it was fitted out with Café zone, Chill out zone, Cinema room, Games room, Gym and Male and Female Changing Facilities which included Shower rooms.

 

By using Extraspace Solutions’ Offsite Modular Construction, DCC were able to Reduce the Procurement time by 30% and Reduce the Build time against traditional construction by 50%.  Therefore the Facilities and Services were delivered to the Community up to 26 weeks earlier than a Traditionally Constructed Scheme would have been.
