Scheme was designed for traditional build & procured through competitive tender.

Extraspace Solutions was awarded the design and build of two residential homes for Ealing Council using offsite, modular construction techniques. The properties are steel-framed modular buildings, formed from the installation of four modular units per house. The roof was constructed off-site and installed in three sections.

The scheme was handed over to the client in just seven weeks, from breaking ground to handing over the keys.

Each property comprises of a kitchen, living room and WC at ground floor level, with two bedrooms and a bathroom on the first floor.  Works also included external landscaping.

The main challenges on the scheme were due to the very close proximity of residential properties surrounding the site.

We worked closely with the Highways Agency to minimise the impact of works on the main road alongside the site. We fixed key milestones within the programme, including delivery of the modules and roof, and put in place temporary lights to close one lane of the road.

In highly densely populated location, situated next to a school, consultation included, regular letter drops to all residents surrounding the site providing information on the works, contact details and key dates such as lane closures – which were minimal due to short construction time and off-site manufacture.

We closely managed all deliveries into and out of site. All deliveries were pre-booked and called ahead before attending site to ensure there was no vehicle stacking around the site.
